The interest in prefabricated houses in BiH is continuously growing. The reasons for this growth are fast construction, modern design, quality materials and more favorable prices compared to traditional construction, as well as the possibility of making a “turnkey” system, writes Večernji list BiH.
Foreign requirements
Due to the dizzy growth of price of apartments, citizens are increasingly visiting for prefabricated houses, which is confirmed by representatives of numerous companies dealing with this production. The prices of apartments in BiH have left the sky in recent years and less and less citizens can buy an apartment.
And the construction of a classic house is all more complicated. The materials have risen, the master does not have “neither for the medicine”, and if you succeed in finding, their services are more expensive than before. All this makes people, especially younger, to resolve his housing issue by buying a prefabricated house. The average family prefabricated house is concluded in virtually one day, and to the high “Roh-Bau” performances passed for about seven days, which is incomparably faster compared to classic construction. The key is that almost 70 percent of work around the construction of the elements is done in the factory, in controlled conditions.

However, the problem arises. The export of prefabricated houses from BiH in eight months of this year is less than last year, with the main reason they are not market conditions, but increasingly finding qualified workers who could meet a high level of demand, both in the country and abroad.
According to the Indirect Taxation Administration (UIO) of BiH, exporting domestic companies dealing with the production of prefabricated houses in eight months, it was “difficult” KM 77,667 million, while LANI in the same period amounted to 81,866 million marks. The largest export markets were, as in previous years, Germany, Croatia, Austria and Switzerland. This year, prefabricated houses have gone in Germany worth 16,487 million KM, while Croatia has set aside 13,288 million marks for these facilities. The assembly houses from BiH worth 11,168 million were exported to Austria, and in Switzerland 7,949 million KM. Other European markets have a minor share in exports, but no interest in greater cooperation is missing.
More favorable than the apartments
The owner of one company from Banja Luka Mario Dojčinović pointed out that at the moment, in addition to domestic, they also work on the market market, where the demand for prefabricated houses is still very large, as last year.
– The job would be more that we have no problem with the lack of qualified workers. It is very difficult for anything to organize without a sufficient number of people. As for the demand, there is always questions and requirements, but we just can’t get everything because we don’t have workers who would end these jobs. We wanted to introduce the workforce from Russia, but it was not possible, so we lost time and work. Bangladesh workers do not have the experience we need, so we do not hire them – the Dojčinović told Serbian.
He adds how the customers are increasingly interested in prefabricated houses on the first floor because the quality of the construction of domestic companies is recognized. He emphasizes that professionals who are professional are aware that they are a little on the market and set unrealistic conditions they are fulfilling because they have no choice.
– without speaking about unqualified workers, who are always represented as professional, and they don’t really know anything – said Dojčinović, whose firm does averaging between 12 and 15 prefabricated houses. As the costs rose, the salaries of workers were, he added, forced to raise squares and up to 15 percent in relation to Lana and now ranges between 1300 and 1400 KM.
The company owner from Cazin Hasan Mahmutagić emphasizes that the demand for prefabricated houses is large, both abroad and on the domestic market.
– The only problem and makes us a lack of masters because they slow us down. If we had enough, we would have arrived working both here and outside the country, but this is how hard – said Mahmutagić.
He added that the price of a prefabricated house of about 70 square meters of around 90,000 KM, which, is, as it says, quite favorable for customers.
