Real estate in BiH is more expensive than ever: Who buys and where the most?

Even though the “bubble burst” in the real estate market and the drop in prices have been announced for years, it is not happening. On the contrary, the real estate market in Bosnia and Herzegovina is not cooling down, and the prices of individual apartments reach dizzying figures of as much as nine thousand marks per square meter.

Who are the most common real estate buyers and which cities are the most attractive to buyers?

In the third quarter of 2025, as many as 201 apartments were sold in Bijeljina. Investors charged almost 30 million marks, which is even 20 percent more than last year.

“The prices of new apartments range from 2,500 to 4,200, depending on the location. As before, the most sought-after apartments are around 40, 45 square meters with one separate bedroom,” says Jovana Despotović, a real estate agent from Bijeljina, writes BHRT.

Although economists have been announcing the “bursting of the bubble” and falling real estate prices for years, prices continue to rise year after year. The most expensive apartments in Bosnia and Herzegovina are, as expected, in the capital, where new apartments in attractive locations cost a dizzying 9,000 marks per square meter. Followed by Banja Luka, Tuzla, Bijeljina, but also Mostar and Trebinje, where apartments in attractive locations are sold for up to 5,000 marks per square meter.

“We are seeing a slight growth caused by demand. There is demand, and as soon as there is demand, there is supply that follows the demand. Investors build… There should not be any big growth, the market is limited and prices cannot go up indefinitely, but there will be no reduction either,” says the director of the Real Estate Agency from Banja Luka.

The average size of new apartments sold in the RS is from 40 to 50 square meters, which speaks to the purpose, according to real estate agents.

“These apartments are mostly bought for rent, although there are places where young married couples buy them as real estate,” says Despotović.

While the statistics deny them, citizens say that it is increasingly difficult to get a roof over their heads.

Real estate has proven to be the best way to save, economists point out.

“When people have savings, they want to save it. Anyone who bought an apartment a year ago can count on it being at least 10 percent more expensive today,” stressed economist Zoran Pavlović.

Forecasts are that real estate prices will continue to rise in the coming year, and the main reason for this is the lack of labor.
