The semi-annual report on the state of the real estate market in the Federation of BiH for 2026 was prepared as a result of the activities carried out by the Federal Administration for Geodetic and Property Legal Affairs (FGU) in cooperation with the Tax Administration of the Federation of BiH (PUFBiH) and local self-government units (JLS), within the framework of the establishment of the Real Estate Price Register (RCN).
The register of real estate prices is an important tool for providing relevant information to participants in the real estate market, both for FGU, PUFBiH and LGUs.
Purchase agreement
At the time of writing this report, the system is active in 74 out of a total of 79 local self-government units, as well as in all 73 tax offices in FBiH.
The data analysis includes all sales contracts received as of July 15 of this year.
The total realized value of real estate from sales contracts in the first half of 2026 in the Federation of BiH was 810,461,300 KM.
Out of 9,797 registered sales contracts, the subject of tax cut was 9,386 sales contracts, of which the real estate valuation commission entered data for 6,711 sales contracts in the RCN.
Only those transactions were taken into account when creating real estate market analyses. Out of a total of 6,711 sales contracts, 587 of them refer to mixed traffic, the total value of which is 46,185,285 KM.
In the first six months of 2026, the total number of realized sales contracts is 10,170. Based on the available data, the volume of the real estate market in the first half of 2026 recorded a drop of eight percent compared to the same period in 2025, while the total value of realized sales contracts was 18 percent lower.
It is important to note that these data are subject to change, given that contracts are still being processed, so a more realistic state of the market can be seen in the annual report.
According to the available data for the first half of 2026 in FBiH, the average price of an apartment and the average price of construction land remained at the same level, while the average price of a house was higher by 5.7 percent compared to the first half of 2025.
The highest achieved price of a house was recorded in the area of the Municipality of Centar Sarajevo and was 700,000 KM. The house has 146 square meters and a total plot area of 1,393 square meters and was built in 1999.
The highest realized price of an apartment was recorded in the area of the Municipality of Centar Sarajevo and was 1,180,000 KM. The apartment has 197 square meters and is located in a building built in 1910.
Garage price
The highest realized price of business premises (premises) was recorded in the area of Tuzla and amounted to 913,000 KM. The office space has 193 square meters and is located in a building built in 2015.
The highest realized price of a business building was recorded in the area of the municipality of Stari Grad Sarajevo and amounted to 4,555,000 KM. The building has a usable area of 595 square meters and a total plot area of 186 square meters and was built in 1970.
The highest realized price of a garage (garage or garage space in a building) was recorded in the area of Novi Sarajevo and amounted to 55,000 KM. The garage has a usable area of 15 square meters and is located in a building built in 1970.
The highest realized price of construction land was recorded in the area of the municipality of Vitez and amounted to 3,523,296 KM for land with an area of 10,272 square meters, it says. Factor.
