The real estate market in the European Union recorded significant growth in the fourth quarter of 2025, with apartment prices rising by 5.5 percent, while rents increased by 3.2 percent compared to the same period last year.
The trend of rising prices continued at the quarterly level, so real estate is more expensive by 0.8 percent and rents by 0.6 percent compared to the third quarter of 2025.
In the period from 2015 to the third quarter of 2025, apartment prices in the European Union rose by as much as 64.9 percent on average, while rents rose by 21.8 percent.
At the level of individual countries, housing prices from 2015 to the fourth quarter of 2025 grew faster than rents in as many as 25 European Union member states.
Hungary stands out as the absolute record holder in terms of price increases, since apartment prices in that country have increased by as much as 290 percent since 2015, followed by Portugal with a growth of 180 percent, Lithuania with 168 percent and Bulgaria with 157 percent.
The exception on the map of Europe is Finland, the only country in the Union where real estate prices today are lower than ten years ago, i.e. they fell slightly by three percent.
In the mentioned period, rent growth was recorded in all European Union members, and the situation is the most difficult in Hungary, where rents have more than doubled, that is, they have increased by 109 percent.
A high rise in housing costs was also recorded in Lithuania, where tenants faced price increases of 88 percent, as well as in Ireland and Poland, where rents rose by 76 percent each, according to the Eurostat website.
