The Agency for Statistics of the Republic of Srpska has published data for the third quarter of 2025, which concern the prices of apartments in BiH. entity.
The average price of a new, completed, sold apartment in the Republic of Srpska, in the third quarter of 2025, formed on the basis of data for 18 cities/municipalities where sales were recorded, was 2,851 KM/square meter, and compared to the third quarter of 2024, it is lower by 86 KM (2.9%), or lower by 133 KM (4.4%) compared to the average price of completed and sold new apartments apartments in 2024.
During the third quarter of 2025, 912 completed new apartments were sold, which is 170 apartments (22.9%) more than the third quarter of 2024, and 141 apartments (18.3%) more than the average number of completed and sold new apartments in 2024.
The most completed and sold new apartments were in Doboj, 212 apartments, at an average price of 2,572 KM/square meter, followed by Bijeljina, 201 apartments, at an average price of 2,600 KM/square meter. 111 apartments were sold in Pale at an average price of 2,395 KM/square meter.
The three mentioned cities together account for more than 57% of the total number of sales in the third quarter of 2025, which is why prices have fallen at the level of Republika Srpska. In Banja Luka, 168 new completed apartments were sold, i.e. 18% of the total number. The average price of a new completed apartment sold in Banja Luka during the third quarter of 2025 was 3,922 KM/square meter, which is 8.4% more compared to the third quarter of 2024.
The highest average price of a newly completed apartment sold was recorded in Trebinje, where 22 apartments were sold in the third quarter at an average price of 4,123 KM/square meter.
The total value of apartments traded in the Republic of Srpska in the third quarter of 2025 is more than 131 million KM, of which construction investors collected the most in Banja Luka 38 million KM, or 29.0%, in Bijeljina 27.6 million KM, or 21.0%, and in Doboj 24.5 million KM, or 18.6%.
The average size of new apartments sold, according to data on usable area, in the Republika Srpska in the third quarter of 2025 is 50 m2, it says Klix.
