Average house prices in Spain have risen by more than 40 percent in the past 10 years, surpassing 2,000 euros per square meter, with the biggest increase recorded in the Balearic Islands, where the value has almost doubled, according to data from the Ministry of Housing and Urban Agenda.
While in the second quarter of 2015 the average housing price barely reached 1,476 euros per square meter, in the same period of 2025 it will exceed 2,093 euros, which represents an increase of 616 euros, reports the Spanish portal “20 minutos”.
Over the last decade, prices have been steadily rising, and between 2016 and 2018, the price per square meter exceeded 1,500 euros; between 2019 and 2021, it was above 1,600 euros, and from 2022 it exceeded 1,700 euros.
According to official statistics, in 2024 the price of apartments approached the figure of 1,900 euros, and this year, for the first time since the bubble in the real estate market in 2008, it crossed the border of 2,000 euros, reaching 2,093 euros per square meter, which is close to the historical maximum between January and March 2008, when the average price of apartments was 2,101 euros per square meter.
The lack of supply in the face of growing demand continues to drive up prices and make access to housing difficult, especially for young people, who continue to lag behind the rest of Europe in terms of leaving their parents’ home.
Between April and June, apartment prices were 10.4 percent higher than a year earlier and 41.7 percent higher than in 2015.
This year, although the growth rate has moderated, the cumulative increase is 9.7 percent.
The report states that the autonomous community of the Balearic Islands leads the rise in prices, with an increase of 82.4 percent in the last decade.
While in 2015 the average price per square meter was 1,927 euros, today it exceeds 3,518 euros, which is almost 1,600 euros more.
The Balearic Islands, together with Madrid, are the only regions where the average price exceeds 3,000 euros per square meter.
