At the very end of 2025, the real estate market in Brčko is relatively stable, without major and sudden oscillations, but with still strong demand, primarily for apartments, assessed the expert for real estate transactions in the Brčko District, Gorana Tanasić.
– The greatest demand is still for apartments, followed by garages and parking spaces, but there is also interest in houses and cottages – Tanasić points out.
According to her, in previous years, a significant increase in real estate prices was recorded, which in Brčko District amounted to about 15 percent and more. Although prices are currently at a standstill, Tanasić emphasizes that due to higher demand compared to supply, a slight increase could follow.
– Prices are stable for now, but given that demand is still higher than supply, it is realistic to expect a slight increase in prices. Investing in real estate continues to be a safe investment – stressed Tanasić.
Speaking about the current prices of apartments, Tanasić states that prices in new buildings range from 2,000 to 3,500 KM per square meter, while apartments in old buildings are sold at prices from 1,300 to 2,000 KM per square meter, depending on the condition and equipment.
When it comes to other types of real estate, Tanasić points out that garages are sold at prices from 25 to 30 thousand KM, parking spaces from 10 to 15 thousand, while houses usually range from 150 to 200 thousand KM, depending on the location and condition of the building.
– In the case of old apartments, the number of floors, the year of construction and the location affect the price, but the decisive factor is the equipment, i.e. whether the apartment has been renovated – explains Tanasić and concludes that buyers today mostly look at how many additional investments await them after the purchase, which significantly affects the final price of the property.
According to her, unrenovated apartments that require complete adaptation reach a price of around 1,300 KM per square meter, while renovated apartments can reach a price of up to 2,000 KM per square meter.
