The number of American citizens investing in Greek real estate through the Golden Visa program increased by 40 percent year-over-year in the third quarter of 2025, according to data released by Varnavas Law Firm.
The increase in interest occurs despite the tightening of conditions from 2024, when the minimum investment was increased to 800,000 euros for the purchase of real estate in Athens, Thessaloniki and the larger islands, while in the rest of the country the limit is now 400,000 euros, reports Ekatimerini.
According to the Varnavas office, investments by American citizens often exceed one million euros, and the south coast of Athens and the port of Piraeus remain the most sought-after locations. American investors cite favorable prices, lifestyle, as well as security and stability in the country as the main reasons for investing in Greece.
In order to bypass higher investment thresholds, more and more American investors are using the 250,000-euro investment option – buying a commercial property, such as an industrial building, which is then converted into a residential space, reports SEEbiz. In this way, investors can exercise their right to a “golden visa” in Greece.
“This new opportunity is already having an effect on the market. Foreign investors are converting abandoned industrial buildings from the time of the Greek crisis into residential blocks, thereby increasing the supply and bringing new liquidity and capital to the real economy,” said lawyer Aleksandar Varnavas.
