The average price of a residential property in the Netherlands is almost half a million euros, according to data published today by the Central Bureau of Statistics (CBS), based on information from the Land Registry of the Netherlands.
In January, prices rose by 5.4 percent year-on-year to 493,875 euros, which is the average value of all residential units sold in the Netherlands in the first month of 2026, without distinction between apartments and houses or by square footage.
As reported by the NL times, housing price growth in the Netherlands has been slowing for several months in a row, primarily due to stricter rental regulations that force owners to sell properties.
More apartments on offer means prices are rising more slowly, but analysts say this effect is only temporary.
The Dutch Association of Real Estate Agents (NVM) expects the mentioned wave of sales of rented apartments to be completed by July 1.
Economists from ING and Rabobank expect residential real estate prices in the Netherlands to continue to rise during 2026 and 2027, due to the limited supply of apartments and rising household incomes.
