The Federal Administration for Geodetic and Property Legal Affairs (FGU) announced today that the total number of purchase and sale contracts on the real estate market in 2025 in the territory of the Federation of BiH is 23,398, while the realized value of the contract is 1,896,158,837 KM.
Of that number, 22,726 contracts with a realized value of 1,808,489,325 KM refer to the secondary market, while 672 contracts with a realized value of 87,669,511 KM refer to first sales.
The total number of properties included in sales contracts registered in 2025 and recorded by the commission of local self-government units for real estate valuation is 36,896.
Based on the data from the contract, there are three dominant categories of real estate: agricultural land, apartments and construction land. In terms of contract value, the markets for apartments, construction land and houses prevail.
The average price of an apartment on the secondary market (old construction) in the Federation of BiH is 3,100 KM/m2. The highest volume of apartment turnover in 2025 was registered in Centra Sarajevo, Novi Sarajevo, Tuzla, Zenica and Mostar. The average price of an apartment is 23 percent higher than in 2024.
The highest traded prices of apartments in the Federation of Bosnia and Herzegovina are in the municipalities of Stari Grad Sarajevo, with an average price of 4,550 KM/m2 and Novo Sarajevo, with an average price of 4,350 KM/m2.
The highest realized price of an apartment in the Federation of Bosnia and Herzegovina sold in 2025 is in the area of Stari Grad Sarajevo municipality and its total price was 1,315,000 KM, and the usable area of that apartment is 165 m2 and it is located in a building built in 1900.
As for the houses sold, the average useful area of the building is 120 m2, the average price per useful area is 850 KM/m2, the average area of the building with land is 895 m2, the average price per area of the building with land is 240 KM/m2, and the average price of the building with land is 99,775 KM.
The highest achieved price of a house sold in the Federation of BiH in 2025 was in the Hadžići Municipality and its total price was 1,962,000 KM with a usable area of 397 m2 and a total plot area of 1,253 m2, reports Fena.
During the last year, the most expensive commercial premises – a shop cost 8,210 KM/m2 in the Municipality of Stari Grad Sarajevo, and commercial premises – an office cost 8,060 KM/m2 in the Municipality of Centar Sarajevo.
The most expensive is the garage or garage space in the building and is 5,570 KM/m2 in the area of the Municipality of Centar Sarajevo.
The average price of agricultural land at the level of the Federation of BiH is 2.80 KM/m2, it was announced by the Federal Administration for Geodetic and Property Legal Affairs.
