The highest price per square meter of an apartment in Serbia in the first quarter of 2026 was 12,000 euros per square meter, while the total value of turnover on the real estate market in Serbia reached approximately two billion euros, which is the highest registered value for the first quarter since the establishment of the Real Estate Price Register, the Republic Geodetic Institute announced.
As stated, the most expensive real estate was registered in Belgrade, where the largest amount was set aside for an apartment in the municipality of Savski Venac – 2.6 million euros, and it was this real estate that achieved the highest price per square meter of an apartment in Serbia at 12,000 euros per square meter.
The most expensive house was also sold in the territory of the city municipality of Savski Venac for 2.1 million euros, while the most expensive garage space in the first quarter of 2026 was paid for 77,000 euros in the territory of the city municipality of Stari Grad.
Of approximately 2 billion euros in turnover, 337.9 million euros refer to the partially regulated market, and in the first three months of 2026, a total of 30,795 sales contracts were concluded.
Data for the first quarter show a 13.9 percent increase in the total value of the market and a 6.2 percent increase in the number of transactions compared to the same period last year, reports Indikator ba.
The largest share of the market value is still carried by apartments, for the purchase of which as much as 1.2 billion euros have been set aside, which makes up 62 percent of the total value of all traded real estate.
They are followed by houses with 152 million euros (8 percent of the total value), construction land with 122 million euros (6 percent), business premises with 92 million euros (5 percent) and agricultural land with 49 million euros (3 percent).
When it comes to payment methods, 14 percent of all traded properties are financed through loans, which is an increase of 3 percent compared to the same period last year, reports RTV.
